How is the private lender protected when lending money?

1. We collect a $2,000–$4,000 down payment on each sale, which provides a financial cushion in the event of default. If a payment is missed, we act quickly to regain possession and resell the property, securing a new down payment — ensuring lender payments remain protected and uninterrupted.

2. All funds are sent directly to the closing attorney or title company. They prepare and record the promissory note, mortgage, and title insurance, and no funds are released until all documents securing your investment are properly executed.

3. Each loan is secured by a promissory note outlining your fixed return, a recorded mortgage/deed of trust placing a lien on the property, title insurance protecting against claims, and property insurance covering unexpected loss.

Who handles all of the paperwork?

The title company or attorney will handle all of the paperwork. You will send your funds directly to their office and make everything payable to them. The closing agent will not disperse any funds until all of the documents that secure your investment are in place and signed off on. They will create the promissory note that states the terms of your loan, the mortgage instrument that gives you collateral, and the title insurance policy. We will also send you a copy of the Insurance Policy.
